Questions

Do I need Excel?
No. It works in Microsoft Excel, and it works in Google Sheets, which is free. Upload the file to Google Drive and open it with Sheets.

Can I add my own categories?
Yes. Rename any income or expense category on the Setup sheet and it updates everywhere, including the dropdown menus.

Will it work for fewer than 25 properties?
Yes. Empty rows stay blank and are ignored by every calculation.

Is this a subscription?
No. One payment, one file, yours permanently.

Does it handle tax returns?
It organises your income and spending by category so your figures are ready to hand over. It is not tax software and does not file anything for you.

Can I use it for more than one year?
Yes. Change the year on the Setup sheet, or keep a separate copy per year.
